Real Estate Chatbot Template: 25 Questions, Answers, and a Lead Flow (Free Download)

Cover illustration for: Real Estate Chatbot Template: 25 Questions, Answers, and a Lead Flow (Free Download)

This real estate chatbot template gives you the 25 questions buyers and renters ask most, an example answer for each, a simple lead qualification flow, after-hours scripts, and a printable checklist. Use it to plan the content your website needs before you switch on a real estate chatbot.

How to use this real estate chatbot template

An AI chatbot like Talkwyn answers from your own website. So the template is really a content plan: for each question, make sure a page on your site holds the answer. Then the chatbot can reply with the right details and a link to that page.

Every answer below is an example to adapt. Replace the details in brackets with your own. None of it is legal or financial advice. For mortgage and legal questions, the best answer points the visitor to a qualified adviser.

  1. 1A buyer asks about a listing
  2. 2The chatbot finds the listing page on your site
  3. 3It answers and links to the listing
Each answer in the template should live on a page of your site.

25 questions with example answers

Listings (questions 1 to 6)

  1. Do you have 2-bedroom apartments for rent in [area]? Example answer: “Yes, here are the 2-bedroom rentals in [area] listed right now, with links to each one. Would you like me to arrange a viewing?”
  2. What is the price of the house on [street]? Example answer: “The asking price is shown on the listing page here. Prices can change, so the agent will confirm the latest figure when you speak.”
  3. Is this property still available? Example answer: “It is listed as available on our site. Availability changes quickly, so I can ask an agent to confirm today.”
  4. Do you have anything under [budget]? Example answer: “Here are the current listings within that budget. Tell me the area you prefer and I can narrow it down.”
  5. Are pets allowed? Example answer: “Pet rules depend on the landlord or building. This listing says [pet policy]. An agent can check for any you are interested in.”
  6. Is it furnished? Example answer: “This one is listed as [furnished, part-furnished, or unfurnished]. The full list of what is included is on the listing page.”

Viewings (questions 7 to 10)

  1. Can I book a viewing this weekend? Example answer: “Our agents run viewings on [days and times]. Leave your name and number and we will confirm a slot.”
  2. Do you offer video viewings? Example answer: “Yes, we offer for most listings. I can pass your request to an agent.”
  3. How long does a viewing take? Example answer: “Most viewings take about [time]. Allow a little longer if you want to see the area too.”
  4. Can I bring my family or a builder? Example answer: “Of course. Just let us know how many people are coming when you book.”

Mortgage basics (questions 11 to 15)

Keep these answers general and always point to a qualified mortgage adviser. Your chatbot should never tell someone what they can borrow.

  1. How much deposit do I need? Example answer: “It depends on the lender and your situation. A qualified mortgage adviser can tell you what applies to you. Would you like us to introduce one?”
  2. Can you help me get a mortgage? Example answer: “We work with [partner adviser or broker]. They can talk you through your options. I can pass on your details.”
  3. What is a mortgage in principle? Example answer: “It is an early indication from a lender of how much they might lend. A mortgage adviser can explain the process and whether you need one.”
  4. Can I buy if I am self-employed or new to the country? Example answer: “Often yes, but lenders have different rules. A qualified adviser is the best person to check.”
  5. What are the extra costs of buying? Example answer: “There are usually fees on top of the price, such as [list the common ones in your market]. Our buying guide explains them, and an adviser can give exact figures.”

Areas (questions 16 to 20)

  1. Which areas do you cover? Example answer: “We cover [areas]. Here is our areas page with listings in each one.”
  2. Is [area] good for families? Example answer: “Our [area] guide covers schools, parks, and transport nearby. An agent who knows the area can answer more specific questions.”
  3. How far is it from [landmark or business district]? Example answer: “The listing page shows the location on a map. Our area guide lists the main transport links.”
  4. Are there schools nearby? Example answer: “Our [area] guide lists schools near this property. Check each school’s own website for admissions.”
  5. Is parking included? Example answer: “This listing includes [parking details]. If it is not mentioned, I can ask the agent.”

Paperwork (questions 21 to 25)

  1. What documents do I need to rent? Example answer: “Most landlords ask for [ID, proof of income, references]. Our renting guide has the full list for our area.”
  2. How long does a purchase usually take? Example answer: “Timelines vary a lot. Our buying guide explains the main steps, and your lawyer or conveyancer can give a better estimate for your case.”
  3. Do I need a lawyer? Example answer: “Most buyers use a lawyer or conveyancer. We cannot give legal advice, but we can share contacts if you would like.”
  4. How much is the security deposit? Example answer: “The deposit for this listing is shown on its page. Rules on deposits depend on local law, so ask the agent if anything is unclear.”
  5. Can I sign the lease online? Example answer: “We offer [online signing or in-office signing]. An agent will guide you through it once your application is accepted.”
These are example answers to adapt, not advice. Talkwyn only answers business questions from your own content and never invents a price or a policy. If a page is missing, it says it does not know and offers to have your team follow up.

The lead qualification flow

Good real estate leads need four things. Ask for them in this order, one at a time, and only after you have helped the visitor with their question.

  1. Budget. “To show you the right homes, what price range are you looking at?”
  2. Area. “Which areas are you most interested in?”
  3. Timeline. “When are you hoping to move?”
  4. Contact. “Would you like an agent to call or message you? If so, I just need your name and phone number or email.”

Talkwyn detects buying intent in many languages, such as “can I book a viewing?” or “call me”, and asks before it shows a short form inside the chat. Leads are saved in WordPress and emailed to you instantly. See lead generation with Talkwyn for the details.

  1. 1Answer the question
  2. 2Ask budget, area and timeline
  3. 3Ask for contact details
  4. 4Email the lead to the agency
Help first, then budget, area, timeline, and contact.

After-hours scripts

Many property searches happen in the evening. Put these lines on your contact or FAQ page so the chatbot can use them. They are examples to adapt.

  • Office closed: “Our office is closed right now and opens at [time]. I can answer questions about our listings, or take your details so an agent calls you first thing.”
  • Urgent viewing: “I cannot confirm a viewing time myself, but I can send your request to the team now. You will hear back when the office opens at [time].”
  • Maintenance issue (tenants): “For emergencies like a leak or no power, call [emergency number]. For anything else, leave the details here and we will reply during office hours.”
  • Weekend: “We run viewings on [days]. Leave your name and number and we will suggest a time.”

A multilingual example: English and Arabic

Many buyers and renters prefer to ask in their own language. Talkwyn detects the language of each message and replies in the same one, and Arabic displays right to left with readable fonts. Names, prices, and emails stay as they are. Here is an example conversation for a sample agency, with an English translation.

What makes the best real estate chatbot?

Look for a chatbot that answers from your own listings, shows source links, works in your clients’ languages, and asks before collecting contact details. It should also say “I don’t know” instead of guessing about prices or legal points. That is how Talkwyn is built.

Real estate chatbot FAQ

Can I copy this real estate chatbot template?

Yes. Copy the questions and example answers, replace the details in brackets with your own, and publish them on your site so the chatbot can use them.

Will the chatbot give mortgage advice?

It should not. Keep mortgage answers general and point visitors to a qualified adviser. Talkwyn answers only from your content, so it repeats what your pages say.

Can it answer in Arabic?

Yes. Talkwyn replies in the language each visitor writes in, and Arabic displays right to left. Quality depends on the AI model you choose.

How does the chatbot collect leads?

When a visitor shows intent, like asking to book a viewing, Talkwyn asks if they want a follow-up and then shows a short form inside the chat. Leads are saved in WordPress and emailed to you.

No. Talkwyn scans your published pages and posts and keeps up to date when you edit them. It never reads drafts.
